Foreclosure Sales Decline for First Time in Four Months
SPRINGFIELD (May 13, 2013) Unit home sales for single-family homes declined as did the median home sale price in the Capital Area during April 2013, according to the Capital Area Association of REALTORS (CAAR). For the month of April 2013, the median home sale price (for all single-family homes and condominiums) was $105,300, a decrease of 4.3 percent from the April 2012 price of $110,000. There were a total of 292 homes sold in April 2013 as compared to 311 homes sold in April 2012, reflecting a decrease of 6.1 percent. (Click Headline for Complete Article)

SPRINGFIELD (April 9, 2013)For the month of March 2013, the median home sale price (for all single-family homes and condominiums) was $93,900, a decrease of 20.4 percent from the unusually high March 2012 price of $118,000. “The situation is not nearly as bleak as it may appear on the surface. I say this because if you factor out foreclosure sales for year-to-date through March the median home sale price was $129,000, reflecting a 3.2 percent increase over the prior year price of $125,000,” said Cave. Local Home Sales up 30.7 Percent in February
SPRINGFIELD (March 12, 2013) For the month of February 2013, the median home sale price was $118,300, an increase of 10.7 percent from the $106,900 February 2012 price. The number of homes sold in the Capital Area were up 30.7 percent in February of 2013 with 230 homes sold, compared to 176 homes sold in February of 2012. “Home sales are being fueled by a pent-up demand and job creation, along with continued favorable affordability conditions and rising rents,” said Cave. 2013 Home Sales Off to Strong Start

Local Home Sales up 9.4 Percent in 2012
SPRINGFIELD (January 8, 2013). Home sales in the Capital Area during the month of December 2012 amounted to 260 units, reflecting a decrease of 2.3 percent from the 266 home sales recorded in December of 2011. Year-to-date home sales through December of 2012 revealed 3,522 unit sales, up 9.4 percent from the 3,219 units sold during the same period in 2011. The median home sale price (for all single-family homes and condominiums) during December 2012 was $110,000, up 7.8 percent over the $102,000 December 2011 price. The median home sale price year-to-date through December of 2012 yielded $114,000, reflecting a 3.6 percent increase over the $110,000 median price during the same period in 2011.

November Home Sales Increase 16.8 Percent
SPRINGFIELD (December 20, 2012). For the month of November, the median home sale price (for all single-family homes and condominiums) was $106,000, reflecting a slight decrease of $300 from the November 2011 price of $106,300. In November 278 homes sold as compared to 238 homes sold in November 2011, reflecting a 16.8 percent increase. “With one month to go in the year 2012 home sales have already eclipsed all of 2011,” said REALTOR Don Cave, president of the Capital Area Association of REALTORS. “That bodes well for a strong finish to 2012 as we poise ourselves for a robust 2013," said Cave. REALTORS Alert Chatham Condo Owners of Important Zoning Change
SPRINGFIELD (September 20, 2012). The Capital Area Association of REALTORS (CAAR) wishes to alert condominium property owners of an important zoning change in the Village of Chatham. Last year, the Capital Area Association of REALTORS began working with officials in the Village of Chatham to modify the zoning regulations to enable owners of two-unit condominiums to make a change to their zoning classification, known as “zero lot line”, that will benefit them later when it comes time to sell or refinance their home. Each $10 donation will go towards 1mile of the 804 mile trip from Springfield to our nation's capital. SPRINGFIELD (November 28, 2007) The median home sale price increased while unit home sales decreased in the Capital Area during October 2007, according to the Capital Area Association of REALTORS® (CAAR) Multiple Information Service. For the month of October 2007, total home sales (which include single-family and condominiums) were down 19.1 percent with 283 homes sold, compared to 350 homes sold in October of 2006. However, October 2007 home sales were only 24 units shy of the 307 sales recorded in September of this year. CAAR Median Home Price Up 0.7 Percent in the
Third Quarter of 2007
SPRINGFIELD (November 21, 2007) In spite of a slight dip in home sales in the Capital Area during the third quarter of 2007 the median home sale price reflected a gain over the same period in 2006, according to the Capital Area Association of REALTORS (CAAR).
For the third quarter of 2007, total home sales (which include single-family homes and condominiums reported sold through the CAAR Multiple Information Service) amounted to 1,110, reflecting a 3.5 percent decrease from the 1,150 sales reported during the third quarter of 2006. SPRINGFIELD (October 24, 2007) The median home sale price and unit home sales in the Capital Area recorded a dip during September 2007, according to the Capital Area Association of REALTORS® (CAAR) Multiple Information Service. For the month of September 2007, total home sales (which include single-family and condominiums) were down 16.0 percent with 305 homes sold, compared to 363 homes sold in September of 2006. Area Home Sales up 0.9 in August
SPRINGFIELD (October 1, 2007) Home sales in the Capital Area for August 2007 surpassed those of July 2007 as well as last August, according to the Capital Area Association of REALTORS® (CAAR) Multiple Information Serivce. Year-to-date home sales totaled 2,871 in 2007, nearly matching the 2,891 homes sold during January through August of 2005 which went on to be the best year on record. Median Home Sale Price is Strongest on Record
SPRINGFIELD (April 24, 2007) The median sale price of an existing home reflected an all-time first quarter record at $93,900, according to the Capital Area Association of REALTORS® (CAAR). 2006 Home Sales Vary by Community
The Capital Area Association of REALTORS® recently released year-end 2006 home sales report listing sales activity by community reveals varied results. According to CAAR President Peter Steward, ABR, CRS, GRI, “some communities such as Petersburg, Athens, Riverton and Taylorville posted very healthy increases in unit sales. Other communities such as Rochester, Sherman and Williamsville experienced sizeable decreases. SPRINGFIELD (November 17, 2006) In spite of a slight 3Q dip home sales in the Capital Area continue to remain ahead of the record level set in 2005, according to the Capital Area Association of REALTORS (CAAR) Multiple Information Serivce. Year-to-date home sales totaled 3,298 in 2006, up 1.8 percent over the 3,239 homes sold during January through September of 2005. For the 3Q, total home sales (which include single-family and condominiums) were down 3.8 percent to 1,135 homes sold, compared to 1,180 sales during the 3Q of 2005. The year-to-date Capital Area median home sale price was $102,000 in 2006, up 1.0 percent over the $101,000 price during January through September of 2005. CAAR Pledges $125,000 Toward Economic Development
The Capital Area Association of REALTORS® strongly supports a bold new Economic Development Strategy put forth by the Greater Springfield Chamber of Commerce (GSCC) and the the Economic Development Council Springfield and Sangamon County. Area Home Sales Are up 2.1 Percent Year-to-Date
SPRINGFIELD (September 29, 2006) Home sales in the Capital Area are ahead of the record level set in 2005, according to the Capital Area Association of REALTORS® (CAAR) Multiple Information Serivce. Year-to-date home sales totaled 2,937 in 2006, up 2.1 percent over the 2,877 homes sold during January through August of 2005. For the month of August, total home sales (which include single-family and condominiums) were down 6.1 percent to 402 homes sold, compared to 428 sales in August 2005. The Capital Area median home sale price in August was $110,000, up 2.3 percent over the $107,500 price a year earlier. The median is a typical market price where half the homes sold for more, half sold for less. angst and a very cold winter, sales of existing single-family homes were
robust during the first quarter of 2003 according to the Capital Area Association
